Asheville Real Estate Market Update: May 2025

It’s May 2025, and yes—the market has changed. But is Asheville turning into a buyer’s market?

I wouldn’t go as far as to call it a buyer’s market, but it has definitely become more balanced. Inventory is on the rise, days on market are lengthening, and many of the ultra-competitive tactics we saw from buyers—like waiving inspections or offering massive due diligence fees—have mostly faded into memory.

Is the Market Cooling Off?

Not exactly. Homes in desirable Asheville neighborhoods—especially North Asheville, West Asheville, and parts of Buncombe County—are still moving quickly when priced correctly and presented well. But the days of instant multiple offers on everything? That window is closing.

Pro Tip: Sellers using pre-Helene (pre-interest rate shift) pricing expectations are learning that today’s buyers are more price-conscious and often expect concessions or improvements.

What’s Changed Since 2024?

1. Pricing Strategy Is More Important Than Ever

Homes priced too high out of the gate are sitting longer and often experience price reductions. Use comps from the past 3–6 months—not older—and be realistic about appreciation.

2. Buyers Are Negotiating Again

Buyers are asking for repairs, closing cost credits, and walking away if deals don’t feel right. Sellers must be prepared to negotiate while protecting their bottom line.

3. Seller Concessions Are Back

Repair credits and seller-paid closing costs are now part of the conversation again, especially for homes that aren’t turnkey or that linger on the market.

Is Now a Good Time to Buy or Sell?

✅ If You’re a Seller:

  • Price correctly and present your home well.
  • Homes in hot areas still sell quickly—if they check all the boxes.
  • Don’t “test the market” with inflated pricing.

✅ If You’re a Buyer:

  • You have more inventory and negotiation power.
  • Well-priced homes still move fast—don’t wait too long.
